Roof replacement guide

Is it time for a new roof?

A new roof is one of the biggest investments you’ll make in your home. Knowing the signs — and what drives the price — lets you plan a replacement on your own schedule instead of after a leak forces the decision.

Signs it’s time to replace

  • Your roof is 20 years old or more. Many asphalt shingle roofs are designed to last around 20 to 30 years, and Wisconsin winters are hard on them.
  • Curling, cupping or brittle shingles everywhere. When wear shows up across the whole roof instead of in one spot, repairs only buy time.
  • Bald spots and heavy granule loss. Without granules, the asphalt underneath breaks down quickly in the sun.
  • Leak after leak in different places. Patching one problem after another usually costs more than it saves.
  • Daylight in the attic or a sagging roofline. Signs the decking or the structure underneath may be compromised.
  • Moss, rot or widespread staining. Moisture is being held against the roof surface and the wood beneath it.

What affects your replacement price

  • Roof size and shape. Roofs are measured in squares (100 square feet). Hips, valleys and dormers add labor.
  • Pitch and number of stories. Steeper and taller roofs need more safety equipment and time.
  • Tear-off and decking. Removing the old layers and replacing any damaged decking underneath.
  • The roofing system you choose. Shingle line plus the parts you don’t see: underlayment, ice and water protection, and ventilation.
  • Chimneys, skylights and vents. Each one needs new flashing to keep water out.
  • Warranty coverage. Certified contractors can offer extended manufacturer warranties that other installers can’t.

Roof replacement questions, answered

How long does a roof replacement take?

It depends on your roof’s size, how complex it is and the weather. Many homes are finished in a day or two; larger or more complex roofs take longer. You’ll know what to expect before work starts.

Do I need to be home during the replacement?

Not necessarily, but it helps to be reachable by phone. Move vehicles out of the driveway and take fragile items off the walls — vibration from the tear-off can travel through the house.

Can new shingles go over my old roof?

Some building codes allow a second layer, but tearing off the old roof lets the crew inspect and repair the decking underneath, and it can affect which manufacturer warranties are available.

Will homeowners insurance pay for a new roof?

Insurance generally covers sudden damage such as hail or wind, not normal wear and age. If a storm is the reason you need a new roof, start with a free storm damage inspection.

Can I just repair my roof instead?

If the damage is limited and the roof has years of life left, a roof repair may be the better value. The inspection tells you which makes sense.

“Throughout this process I’ve dealt with Sam, Nick and Ryan. All very pleasant and knowledgeable. I had roof and gutters replaced. Project start date was only one day later than originally scheduled but it was due to the storms and tornado in Menasha. Work was completed in a day and a half and the finished project looks amazing. The yard was cleaned up and I’m very happy I chose Wisconsin Exteriors.”

“Would highly recommend Wisconsin Exteriors for any of your roofing needs. We had our roof replaced and new gutter screens installed, hard working crews that knew what they were doing and got the job done promptly. Also did a great job with the cleanup afterwards and put things back where they belonged. Sam & Nick were great to work and chat with also.”
